The Annual General Meeting (AGM) of the Royal York Gardens Tenants' Association is held in the fall of every year. This meeting is designed to bring the community together and update members on the Board's activities and accomplishments. It serves to address members' concerns and outline the objectives and vision for the upcoming term, with a focus on achieving an Above Guideline Increase. Most importantly, the AGM provides an opportunity for everyone to participate in shaping the future of our community.

An Above Guideline Increase (AGI) refers to a rent increase that exceeds the limits set by Ontario’s rent control guidelines. Landlords can apply for an AGI through the Landlord and Tenant Board if they incur significant costs, such as major repairs, building upgrades, or increased municipal taxes. However, tenants, including members of the Royal York Gardens Tenants' Association, have the right to challenge these increases—especially if the improvements made do not justify the higher rent or if they impact the affordability within their building.
As you are aware, Princess Management applied for an Above Guideline Increase (AGI) of 1.95% in November 2022. This matter was adjudicated by the Landlord Tenant Board on August 12, 2025. The tenants, represented by Paralegal Mr. Joel Cross, were able to negotiate management down to a 1.25% increase. However, some tenants' rates will be lower than this amount due to their individual lease dates. The effective date for the increase is March 1, 2023. All members of the Royal York Gardens Tenants' Association should have received a copy of the order from the Landlord & Tenants Board on or about September 10, 2025. As a result of the Above Guideline Increase (AGI) order, our rents have been increased by the specified percentage. This new monthly rental amount took effect on October 1, 2025. During the week of October 20, 2025, all tenants of the Royal York Gardens Tenants' Association should have received a printout of their unit's ledger statement. This ledger statement indicates the new current monthly lease amount and any outstanding balances. If you have already been paying the full increase, you may have a balance owing to you from management. If you are having difficulty understanding the paperwork provided by management, please contact Estella in the office; she will gladly sit down and explain it. I have also attached, for your convenience, my updated spreadsheet that I mailed to all members for whom I had email addresses.
