The Annual General Meeting of the Royal Gardens Tenants' Association is held in the fall of every year.
This meeting is designed to bring the community together and update members on the Board's activities and accomplishments.
To address the members' concerns and outline the objectives and vision for the upcoming term.
But most importantly, to hold an all-inclusive election.

An Above Guideline Increase (AGI) is a rent increase that goes beyond the amount typically allowed by Ontario’s rent control guidelines.
Landlords can apply to the Landlord and Tenant Board for an AGI if they face significant costs, such as major repairs, building upgrades, or increased municipal taxes.
However, tenants have the right to challenge or question these increases—especially if the work done doesn’t justify the extra rent or if it affects affordability in their building
As you are aware, Princess Management applied for a 1.95% AGI in November 2022.
This matter was adjudicated by the Landlord Tenant Board on August 12, 2025.
The tenants were represented by Paralegal Mr. Joel Cross.
Mr. Cross was able to negotiate management down to 1.25%. However, some tenants' rates will be lower than this amount due to their individual lease dates.
The effective date for the increase is March 1, 2023.
All tenants should have received a copy of the order from the Landlord & Tenants Board on or about September 10, 2025.

As a result of this order, our rents have been increased by the specified percentage.
This new monthly rental amount took effect on October 1, 2025.
During the week of October 20, 2025, all tenants should have received a printout of their unit's ledger statement.
This ledger statement shows the new current monthly lease amount and any outstanding amount.
If you have already been paying the full increase, you may have a balance owing to you from management.
